Building Survey (formerly Structural Survey)
A Building Survey is suitable for all residential properties and goes beyond the limitations of the Homebuyer Report providing a full picture of the construction and repair condition of the property.
It diagnoses defects, suggests remedies, together with a cost breakdown and gives advice on future maintenance requirements. It also includes a comprehensive photographic record of the property and specific problem areas.
This report is tailored to the client’s individual requirements and includes extensive technical information on construction and materials used as well as in depth details on significant defects.
This type of Survey is suitable for the following properties:-
- Older than 100 years, period or listed
- Unusual construction or style / type
- In need of renovation or dilapidated
- More than 200 square metres
- Located in a conservation area
A valuation is not normally included in a Building Survey (RICS rule) but can be added by arrangement, subject to an additional fee
